Our Strategy

1. CONSULTATION + PLANNING

Our first step contains four parts: Personal and Team Consults, Marketing Strategy, Pricing, and Market Review.

First, is my personal meeting with you. We will discuss home valuation, market conditions, and any repairs or actions that need to be completed prior to listing.
Optional Financing of Home Repairs Available Upon Request.

After our one-on-one consultation, we do a Team Consult, where my team arrives on-site and examines your home at a deeper level. The Cindy Chapman Group offers complimentary home cleanings for all clients.

The second part is Marketing Strategy, where we develop a personalized marketing plan for your home to include websites, mailings, YouTube and social media videos, as well as architectural and drone photography. We target specific demographic groups, and our own network, to align a potential buyer with your home.

When you list with me, you are guaranteed unparalleled effort, time, and attention toward getting you from Just Listed to Sold as soon as possible. Some of the actions I take for current client’s homes during the Marketing Strategy step include:

  • Advertise your property in local, regional, and state-wide magazine networks that reach 90,000 potential buyers.
  • Produce video advertisements for social media sites such as YouTube, which reach a minimum of 2,100 views, and targeted ads, that generate 4,500 views within 5 days (recent stats).
  • Create a website for your property, and list your property to hundreds of Coldwell Banker Realty partner websites.
  • Prepare all physical marketing materials for open houses and events.
  • Provide you with real-time reports to showcasing the views and progress your property is making.
  • & more.

The third part is Pricing. I provide you with a Comparative Market Analysis(CMA). The CMA compares your home with other homes in the area that are either currently active or recently sold, in an effort to provide you with an on-the-nose price recommendation. I do not focus on square footage alone. I factor in numerous property offerings including views, amenities, improvements, and other value-add characteristics.

Lastly, is Market Review. I will inform you on the current market trends in your area, and advise accordingly based on your preferred timeline.

2. LIST HOME + MONITOR PROGRESS

This step includes implementing all of our marketing plans, conducting open houses and events, bringing in qualified buyers to view your home, as well as luxury partners to further market your home on our behalf. We monitor our progress, obtain feedback from every showing, and proceed to escrow upon securing an accepted offer.

3. OPENING ESCROW

Upon securing an executed contract for your property, I partner with you in opening escrow and working through the title process until the property closes. I provide you with a Preferred Vendor list that includes home inspectors, handymen, local contractors, and more.
